Apple has signed a big office lease in Bengaluru, showing one of its top real estate moves in India so far. The deal is for 10 years and covers about 2.7 lakh sq ft at Embassy Zenith, a top site made by Embassy Group.
The space includes floors five to thirteen, with a carpet area of 196,179 sq ft and a chargeable area of 268,737 sq ft. The total rent cost is thought to be over ₹1,000 crore, with a monthly rent of ₹6.31 crore, or about ₹235 per sq ft. The deal also has 362 parking spots, a security deposit of ₹31.57 crore, and an annual rent rise of 4.5%.
Apple can also take up an extra 1.21 lakh sq ft from the ground to fourth floors. If taken, this would bump their total office area in Bengaluru to about 4 lakh sq ft, showing a big plan for long use in India.

This key lease move happens as Foxconn, Apple’s main making friend, starts making the iPhone 17 in its new Bengaluru site. This plant, taking about ₹25,000 crore to build, is Foxconn’s second-biggest iPhone site outside China.
Apple’s growing place in India fits its broad plan to up local work, add to making, and use spots beyond China. Bengaluru, a top tech spot in India, keeps being a key base for Apple for growing both making and office work.
