Shriram Properties Ltd (SPL), a pioneer developer of mid-market and mid-premium residential segment, has partnered with a Joint Development Agreement (JDA) to develop an exclusive villa community on a land parcel of approximately 5 acres on Bannerghatta Road, South Bengaluru, with an estimated gross development value (GDV) of over ₹350 crore.
The project, planned for the launch in FY26, will be a step further towards SPL’s journey in the mid-premium housing segment in Bengaluru. “The project deepens our presence in Bengaluru and is perfectly in line with our strategy of focusing on micro-markets with great potential,” said Akshay Murali, Vice President – Business Development, Shriram Properties.
It is a significant move for Shriram Properties Ltd (SPL), marking its third major JDA in a span of few months. The company inked a JDA in October 2025 for a premium row housing project with a value of ₹600 crore in Yelahanka, North Bengaluru, for a land area of about seven acres. Earlier in September, SPL joined hands in a 6.5-acre luxury residential project near the future state park in Yelahanka, with a GDV of ₹500 crore—the two projects are anticipated to open in FY27.

Among the projects underway, SPL’s “Codename: The One” in Electronic City showcases 340 mid-premium residences spread over 500,000 sq. ft., with a revenue potential of over ₹350 crore.
With 48 completed projects covering 28.3 million sq. ft. and a strong 39-project pipeline totaling 36 million sq. ft., SPL is expanding its dominance in Bengaluru, Chennai, Pune, and Kolkata.
